Recently in Texas it has become common for buyers to be represented by agents, but it is not necessary or mandatory by state law. An agent simply works on behalf and for whoever they represent. As a buyer if you want us to represent you, we will and the cool thing is, the seller pays for it. If you are just interested in one on the properties we have then we would still be representing the seller and work on their behalf. If you want to be represented then one of our agents will represent you to make sure you have all the information you need to find the right place and make an informed decision about how much to pay. Once you find the a place you want, the timeline will look like this: You will make an offer to the seller, either he or she will accept or give a counter offer, once an amount is settled on, a closing date will be settled on. The closing date is the date on which the title of the property changes hands from the seller to you. That is also the date on which you will pay the agreed amount for the property. Also on that you will have to pay fees to the title company that does the legal work for exchanging the titles. Here is a list of those fees.
Buyers Closing Fees:
Mortgage Title Policy-$100 lenders require this if you are borrowing the money
Escrow Fee-$175-$225 depending on how many liens there will be. Liens are promises to pay someone, loans on a property.
Recording Fees-$100
Overnight Delivery Service-$15/package only if you are not present closing day
